What drives the cost up or down?
Room size
Our standard room rate covers 200 to 250 square feet. Rooms larger than that, like great rooms, open-plan living areas, or master suites with sitting areas, bill at a per-square-foot rate rather than the flat room price. Closets and hallways are typically priced at half a room rate.
Soil level and how long since the last cleaning
A room that has not been professionally cleaned in 4 or 5 years takes more passes and more chemistry than a room cleaned annually. Heavy pet soiling, high-traffic corridors, and areas with set-in stains add time and can move the job toward the higher end of the range. Jesse tells you this at the walk-through, not after the invoice.
Fiber type
Synthetic carpet (nylon, polyester, polypropylene) is the most common and prices at the standard rate. Wool, silk-overlay, and specialty fibers require different chemistry and more careful handling, which adds cost. The same is true for area rugs: synthetic rugs sit at the lower end of our range, wool and fine rugs at the higher end.
Add-on services
Deodorizer treatment and pet-urine protectant are optional add-ons available on any carpet job. Grout sealing is an optional add-on on tile and grout cleaning. These are offered, never pushed.
