Carpet cleaning pricing
Our carpet cleaning price covers pre-spray, truck-mounted hot-water extraction, post-groom, and stain blocker on every job. There are no hidden add-ons. The ranges below reflect variation in room size and soil load.

Rooms larger than 250 square feet are billed at a per-square-foot rate rather than the flat room price. Heavily soiled carpet or pet-damaged areas take more passes and more time, which affects where in the range a job lands. We will tell you the number when we do the walk-through, not when we hand you the invoice.
We price 18 to 22 percent above franchise carpet cleaners. You get 46 years of family expertise, the owner on every job, and eco-friendly chemistry in that difference.
Area rug cleaning pricing
Area rugs require different chemistry and handling than wall-to-wall carpet. Synthetic rugs (polypropylene, nylon, polyester) bill at the lower end of our range. Wool, silk-overlay, Persian, Oriental, and hand-knotted rugs bill at the higher end because the process is longer and the chemistry must be matched to the fiber.

Upholstery cleaning pricing
We clean couches, loveseats, sectionals, dining chairs, ottomans, and fabric headboards using eco-friendly chemistry safe for all fabric types. Most upholstery dries in 4 to 6 hours.

Tile and grout cleaning pricing
Our rotary grout extraction pulls years of grime from grout lines that bleach, mops, and scrub brushes simply cannot reach. The process includes pre-treat, rotary agitation, hot-water extraction, and a rinse pass. Optional grout sealing protects the result and makes future maintenance easier.

Why do prices vary within a range?
Three factors move a job toward the top or bottom of each range:
- Soil level. Light maintenance cleaning takes fewer passes. Heavily soiled carpet, pet-stained areas, or rooms that have not been professionally cleaned in several years take more time and chemistry.
- Room or piece size. A standard room is 200 to 250 square feet. Larger open-plan rooms bill at our per-square-foot rate.
- Fiber type. Wool, silk, and specialty fibers require more careful chemistry and handling than synthetic fibers.
We quote before we start. If the job scope changes once we see the space, we tell you before we change the price.
